Sherman and Hemstreet’s Vision: The Birth of Daniel Village
Daniel Village Shopping Center, a historic retail landmark and Augusta’s first suburban strip mall, is celebrating its 70th anniversary. Located at 2803 Wrightsboro Road, the 17-acre center has played a pivotal role in the city’s commercial evolution by adapting to changing consumer needs while preserving its mid-century charm.
The Backstory of Daniel Village
The origin of Daniel Village Shopping Center is closely tied to Sherman and Hemstreet, one of the Southeast’s oldest and most respected real estate firms. Founded in 1924, Sherman and Hemstreet helped shape Augusta’s commercial landscape. In 1955, following the decommissioning of military hangars on land previously part of Daniel Field Airport, the company acquired the 17-acre site with the assistance of Georgia Railroad Bank. The purchase price was $147,840.
This acquisition marked a turning point in Augusta’s retail development. Sherman and Hemstreet envisioned a revolutionary concept for the area: a suburban strip mall that would offer a one-stop shopping experience. The design featured a single-story layout with ample parking, catering to the growing number of suburban residents and automobile owners. Daniel Village became the first of its kind in Augusta. Ultimately, it set a precedent for future suburban shopping centers across the region.

Post-War Development and Infrastructure
The development of Daniel Village Shopping Center coincided with a broader post-World War II suburban expansion. Returning soldiers and increased housing demand led to the rapid growth of Augusta’s residential neighborhoods. Camp Gordon and the city collaborated to build new roads, including a direct highway from the base to downtown Augusta. This infrastructure boom made suburban retail developments not only feasible but also highly attractive.
Daniel Village was strategically located along Wrightsboro Road, providing easy access to both downtown and the surrounding residential communities. This prime location contributed significantly to the center’s early success.
Early Tenants and Retail Innovation
At its inception, Daniel Village introduced a new retail experience to Augusta residents. Shoppers could find a variety of services and products in one centralized location. The original tenants included a supermarket, barbershop, hair salon, floral shop, launderette, and a repair shop. Over the years, notable retailers like Woolworths and Belk joined the center, further enhancing its appeal.
Perhaps one of the most groundbreaking additions was Augusta’s first indoor movie theater. Located outside of downtown, it drew in visitors from across the city and contributed to the center’s community-oriented atmosphere.

Adapting Through the Decades
Throughout the 1960s and 1970s, Daniel Village remained a retail hub despite growing competition from larger malls. Its adaptability was key to its longevity. The center continuously refreshed its tenant mix to reflect evolving consumer preferences, transitioning from traditional department stores to a more diverse mix of retail, fitness, and dining options.
In 2014, Equity One sold the 172,438-square-foot shopping center to B&C Southeast L.L.C., a local company committed to preserving its legacy and serving the needs of the Highland Park neighborhood and surrounding areas.
Current Tenants and Community Connection
Today, Daniel Village Shopping Center remains a vital part of the Augusta retail community. Anchored by Food Lion—which replaced BI-LO in 2021 while keeping the familiar layout intact—the center features an array of tenants that serve both practical and lifestyle needs. These include Ace Hardware, Planet Fitness, Walgreens, and Village Deli, a beloved local restaurant that has served customers since 1988.
In late 2024, the popular Sunrise Grill announced plans to open a new location in Daniel Village, further enhancing the shopping center’s reputation as a dining destination. Community-focused services and a pedestrian-friendly layout continue to draw regular foot traffic.
